  • Jackie you are 100% correct! If you want to better understand what will happen to realtors and commissions look at what happened to loan officers when their commission rules changed. 1. Commissions fell significantly. 2. The majority of loan officers left the business. 3. The remaining loan officers were better at their job. 4. Borrowers benefited in every way. The realtors that succeed will be amazing and very knowledgeable. Instead of the average realtor only doing 1-2 transactions per year, they will do 10+ per month because the majority of realtors will leave the business.

    I've been an agent 22 years and hope that the settlement fails. NAR needs to drag this out in the courts for another five years or so.
  • I think each party should pay their own fees. I just sold my house and my realtor earned every penny. My house was on the market 4 days and he brought me 10 offers. He walked us through the process, he was on top of everything.

    One positive thing about this change is that the buyer has to sign the agreement before the agent shows properties. I’ve seen buyers going to someone else after the agent shows properties.

    I just saw a new listing for a $849,000 and in the description it says "seller is willing to pay $10,000 towards buyers closing fees". Clearly some agents are already willing to cut the buyers agent's commission. It is not even approved yet and the listing agents are already screwing over the buyers agent. This is going to get ugly.

    I always have a buyer sign a contract with commission stated in the agreement before ever showing a home. I would tell them sellers generally pay the commission but if not you will have to pay it. To me it’s basically business as usual.
  • If the buyer can't afford an buyer agent.... Goes to the listing agent. Now you are doing twice the work for the same %? How does that work for the listing agent? Are you going to charge the seller % more if you have a unrepresented buyer? It seems to me listing agents will have the do 2 sides for less% if it is still allowed.

  • Fact is that these changes will have a big impact on the real estate industry as a whole. And it will cause many agents to leave the industry. The changes will also bring about more fee based real estate businesses. Money talks and BS walks, and thats a fact. Another fact is that people dont sell houses, houses sell houses. Nobody is more qualified to show a home than the owner of that home. Especially after some very basic training by the listing agent. Be prepared for flat fee based businesses similar to the old (Help U Sell) concept to make an appearance.

    I’ll take a listing agents listing from my brokerage and advertise it. I’ll get 20+ interested parties. All of them want to see the property but will not want to sign a contract with me. After all, they call on lots of ads, make appointments with lots of agents and will not sign a contract. OR, you show them a property (1), they decide they like it, want to put an offer on it but will argue with you that you only showed it once to them. They can’t justify paying you 3% commission on seeing a property one time. so many factors are going to play into a Buyer’s Agent delimna. OR… like 10 years ago, you spend weeks with a buyer showing them property after property only to have them buy a FSBO they saw while driving around……. So many factors. I don’t see Buyers agent making a decent living. Not to mention how many buyers will negotiate a very low commission.

  • Buyer agent value ! Buyers agents do all the work, taking client for months to see multiple homes on my last closing I made $24,000 commission as the buyers agent my client can’t afford to pay me that it came from the seller and after this passes, it will still come from the seller because I had a client that I drove around for months taking them out looking for houses, so yes, I deserve my 2% which is still coming from the seller and I’ll have to submit it to the listing agent to give it to the seller but now it’s just not listed on the MLS but it’s the same thing. The only good part to me is now I can use this to have better conversation with my clients about signing an exclusive buyer agent agreement love that part

    Thank you Jackie for providing the correct mindset and preparation for upcoming changes. I hope I’m wrong but I believe that buyer agent commissions will be compressed with these changes. I’ve always been listing orientated so just negotiating a listing fee is more of a relief
  • Exactly- adapt to change and this is consistent with this industry. In the 9 years I have been in real estate, I always had a signed BA with a clearly explained commission for my services. Every single buyer signed the BA - you need to know and understand your value to be able to explain the buyer.
