Painting gives you one of the highest ROI's (return on investment) of many home improvement projects. Lighter colors will make your home feel bigger, whereas dark colors do the opposite, so use dark tones sparingly, if at all. It's best to let the new owners go that route if they so choose.


2)Pre-Listing Inspection:
As your Realtor, I strongly recommend a pre-listing inspection. This proactive step allows you to address potential issues before they become obstacles during negotiations, instilling confidence in potential buyers and streamlining the entire sales process. Additionally, it can save you money and give you peace of mind when you get your own quotes and choose your own contractor.


3) Declutter
It's important to understand the psychological impact of a clutter-free space. The goal of decluttering is to show more space - shelf space, cabinet and closet space, and perhaps most importantly, more floor space. This makes our homes feel bigger, makes us less stressed and offers a peaceful, tranquil environment. In turn, it makes potential buyers feel more relaxed, and they are able to enjoy the home tour. An untidy and cluttered home is extremely distracting; therefore buyers have a hard time focusing on the features of the home.


Bonus Tip: Depersonalizing your space creates a neutral environment, allowing potential buyers to envision their own photos/artwork in the home. Buyers can best imagine themselves living there if they feel they are in neutral territory and not on "your" turf.
