    Yes.... Use drone to film condition of roof, make sure vinyl siding actually overlaps correctly in shingle fashion especially if it was partially replaced, record slope of garage with a slope app to make sure it slopes down, run shower then turn it off and go to other side of wall in adjacent room and do thermal camera scan to check for leaking

    Very good information. I’ve never seen an electrical panel on an outside wall. That is just nuts. Two words for that place. Money pit.

    As a HVAC tech when you have a heat pump fan coil with electric heat if there is breakers with heat by code you don’t need a disconnect.personal I will use a disconnect so I don’t have to find the breaker that is never labeled when it’s time to change it out

    How old is the building 1970? That would make the roof 50 years old. Two DIY or inexperienced roofs and windows and no attempt to fix the landscaping or minimize water intrusion. At first glance you said there’s no attic. Later in the video you are checking the attic stairs? What’s the prices of homes in the area?

    Yikes that's a lot of different moisture problems. Amount of mildew in the grout almost guarantees there's something wrong there.
