I advise all of my seller clients to have a pre-listing inspection done. This sets them up for a better transaction and most likely, a better selling price.
With a pre-listing inspection, you can get on top of any necessary repairs and fix those, on your time and budget. It also gives you insight into issues with your home that you may not even be aware of, and keeps you from any surprise requests from the buyers after their investigation.
