Troubleshooting Water Heater Leaks: How to Stop T&P Valve Drips

Now I have to tell you I have been to many classes over the years and you explained that better than most certified educators. Also on my installs I use a 2 hole 90* solid brass terminator base. Screws directly into the floor Joyce. An when done the install is rock solid.. takes the strain off of the plumbing, regardless, what type.

One of the best educational videos you made. It can literally save lives. After installing a pressure tank on my water heater my pressure/temp relief valve stopped leaking. It’s been two years now and no leaks. Listen to Mikey ….if you have a closed system then install one asap. 🙂

Hi Mike, I want to inform you about Florida water and water heaters since you’re expanding down there. There is a huge amount of lime and calcium in the water and people use galvanized nipples on their WH. One thing to watch out for, is the drain at the bottom will plug up badly and no water will come out. So just imagine how much junk will get into the T & P, plus with the cold water being so warm. Municipalities dump the chlorine at 3 times the rate as in NY. I removed one old WH and it must have weighed over 250 pounds, standard 40 gallon electric. Excellent video! I did this same exact job with my failed expansion tank. Although my water pressure coming in is 80psi. No way I could use a bike pump. I busted out the Milwaukee tire inflator!

I always overshoot the pre-charge in the small expansion tanks by 10PSI, the plumbing/water tank will absorb some before it expands into the tank. there's not enough pressure change to be noticed at faucets and it takes a bit longer to bleed down and lose effectiveness. *only* when used as thermal expansion tank in combination with a tank style water heater in a normal house plumbing.

The Amtrol thermal expansion tank sizing chart using your stated parameters and obvious water heater size in gallons calls for an Amtrol ST5. Why did you install an Amtrol ST12? What would be your reasoning? ??????? Inexperience? Overcharge the customer for profit?

Venting is not correct which could cause excessive heat in the burner assembly. Most manufacturers suggest a longer vertical length prior to turning direction. Could be wrong, but🤷‍♂️

The tank was replaced because it was flat?!?!
