    Aaron, you are so right. Thanks for sharing this. Most agents will promote the good things of the unit just to close the deal. Most people dont realise that bedrooms in penthouses in Singapore are super warm and takes alot of aircon to cool them. Not to mention cleaning all the outdoor furniture which collect dust or dirtied by the rain. Jacuzzis are a waste of water and after the novelty wears off, becomes another white elephant! Look at Hillion condo -many PH with developer still unsold a few years since TOP. Patios are problematic because there is no privacy and you get noise from the condo road, pool or walkway. This is a reason why they are priced so attractively.

    You are right, patio and penthouse are “ niche” units, a good agent has to find the right buyer.#2 to #4 is ok If view is good. There are buyers who like greenery or pool view. Also you buy cheaper and sell cheaper so Its pro rated.
  • At least this guy sounds professional. I went to a showroom of a CDL condo Penrose recently. The property agent hired by the developers to market the development cited the floor area to me in square meter. What’s worse is when I ask her what is the area in square feet, she said she doesn’t know. Completely amateurish and unprofessional. She must be selling HDB all her life only and she must be does not know what is PSF. Turn off.

    High ceilings... Need to hire specialized help to change light bulb cos need training to use those long ladders lol. Cleaning windows may be a chore too. Patio spaces , depending on how many bedder. For < 2 bedder with big patio, a higher % of the space is non-livable space...

    Thank you for all your amazing videos. Love watching them. Need to ask your opinion if a ground floor unit that has high ceiling for living room and all bedrooms makes a good buy? Only 7 out of 633 units have this configuration. Developer also didn’t count the high ceiling as extra land size in the title deed.
