  • Hi Chris. What do you make of factor investing? Thought it would be up your street. Or is the small cap nature a concern for you? Are there factor investing funds which are low cost on main platforms?

    Well done Chris and thanks for sharing the journey, I like how you prefer the ISA over pension as majority holdings im the same. You've some impressive numbers there for mid 30's well done. My advice regarding the house would be that should be your main objective this year as you can always return to investing. Theres gonna be some good buying opportunities. I'd look at getting a house thats seen better days but is liveable just lol, then add value doing up over the year. By 2025 interest rates will have gone down again and properties should gain nicely as a result. Have a revaluation then pull out the equity and re-invest in another property BTL purely on interest only and re-invest those gains into your ISA. Warning you may find it addictive. Im in same situation, got 34K to side ready for 1 more BTL in the ltd company but its so tempting to use up rest of this and next years ISA allowance. Id get some property if you can as a portfolio diversifier and use leverage carefully. Best of luck.
