To reduce costs and waste you can put everything on 24"O.C. since most building materials are in 2' increments (example: 4x8' plywood)

A typical solution to the window issue with out sacrificing wall space is either a clear story window, or a transom window in the bedroom. Could even use obscure glazing if privacy is an issue.

The Closet in the bedroom could really be made interesting by lowing the actual height of the closet and creating a large shelf. This would allow the room to feel much more open, and if the bedroom's ceiling was gables, you could add a small gable with windows on one or both sides of to really make it interesting.

Could it be built as a two-story dwelling and still use 2”x4” wall framing 16” O.C., or would using 2”x6” wall framing be more suitable for a two-story? And I reckon 2”x4” wall framing on the 2nd story level would suffice? Thanks for posting your very informative videos!

Can you design the closet so it doesn't have dead space on each end. I have a closet with the sliding doors you show and it bugs me that the wall on either side makes it hard to get to anything.

i live in southeastern mexico. the cheapest wood available is pine. Is contructing in pine ok?

Late comment but I'm suprised you didn't move kitchen to opposite side so it shares wall (&plumbing) with bathroom. Shorten up plumbing runs to reduce $$.

I actually prefer making the bath framing a ½" under five feet with ¼" relief notches for the tub's perimeter wall flanges; allowing the substrate to come down with in a ¼" of the top and sides of the tub with no obstructions.

Where is the water heater and heating system? Every system takes up space even split systems.

With the growing trend for municipalities banning future gas utility services, thankless water heaters will likely be relegated to remodels with existing gas services.

Ouch... 666th viewer... that aside, have you seen or done anything with T-Studs? and second thought.. What would you think of structural panels made only 1.5" thick with a 1/2" of it being a vacuumed cavity for thermal insulation? plumbing and electrical may need to be done behind molding and/or through the interior walls.
