What's happening to LEGO modulars?

A total of three different LEGO modular buildings are now scheduled to retire by the end of 2023, including a relatively recent addition to the line-up.

At the moment, five different LEGO modular buildings are available to buy online and in-store: 10255 Assembly Square, 10270 Bookshop, 10278 Police Station, 10297 Boutique Hotel and the newly-released 10312 Jazz Club. But by the end of this year, only two of those will remain – as the rest are currently all scheduled to leave production within the next 11 months.

According to Brick Fanatics’ sources, 10255 Assembly Square, 10270 Bookshop and 10278 Police Station are all heading for the exit in 2023. That’s a slight change from just a month ago, when only 10255 Assembly Square and 10270 Bookshop were on the chopping block. 10278 Police Station originally launched in January 2021, so will have lasted just under three years on shelves if it does retire by December 2023.

    I think it would be interesting to see lego create modular ‘addons’ eg: a small park, an alleyway, or a kiosk and a small section of paving.
  • I think that while the regular sets are good enough for a once a year release, it would be nice if they also released several small modular sets. Smaller buildings, little parks, things like that.

    to anyone who is in a similar boat as I was, if you want to add the Sanctum Sanctorum your modular city but feel like it doesnt fit super well, make it into the back half of the Boutique Hotel and dress it up as an active film set. The colors are close enough and a film crew and equipment is easy enough to make. Add a few heroes with masks off around the set, throw in some food trucks/the coffee cart (if you've got them) and traffic cones nearby and boom, its perfect.

    I’m hopeful the modular buildings remain the same standard as it has been since the first set of this line came out. I recently got both the police station and bookshop modulars and while the price for them was slightly hard to swallow their value and charm make up for the price. I just hope that next year we get something good for the modular line like another restaurant or something

    The Modular series dragged me out of my dark ages and I was able to start collecting right from the beginning with Cafe Corner at its original price. I would hate for there to be any major change or shrinkflation made to the line.

    if you lumped in the Sanctum Santorum, you should've included the Daily Bugle, which is modular and has the clips to snap in with other modular. We also been getting more than one modular per year in the last few years. besides the regular icons one every January we got two marvel ones (Sanctum and Daily Bugle) and the Bricklink ones with the modular construction site and lego store modular and some would include the Bowling Alley and Venetian houses (which I have displayed with my boutique hotel). I think the Jazz club and Sanctum were disappointing sets, the construction site and venitian houses were my favourite modular sets from recent years and with bricklink wave 2 announced I am sure we will get more modular from the Lego Bricklink theme.

    it kinda sucks if your a new lego fan that wants to start a lego modular city because it’ll be almost impossible with how a lot of them are retiring and never being able to get old modulars

    4:58 ACTUALLY out of 18 Modulars (19 if you count Market Street) ONLY TWO (THREE if counting Market Street) break into two buildings. So it’s not a lot of them, but rather a few of them.
  • Wouldn't it be nice to get proper hospital, kindergarten, shopping mall, natural history museum or something from everyday life. Or just an apartment building with an elevator and garage for tenants? 😂 I don't personally own any modular except home alone which is modular in a way and upside down which could be modular and I am glad I didn't go through that rabbit hole😅. Money is tight😐.

    Last month , Lego store in Indonesia gave discount 30 % for buy 3 items ( Lego modular Jazz Club + Boutique Hotel + Police station ).

    Couple of corrections - the only two sets that were built as separable halves are Pet Shop and Bookshop. Although all the earliest modulars come on two half-baseplates, only Market Street is separable, but the one half isn't a building, just a street with almost no detail on the side. Modular buildings are released on 1 Jan every year and are revealed sometime in December. When the largest modular Town Hall did not do well due to its increased price, Lego scaled back a bit with Pet Shop and then a lot more with Palace Theatre (fabulous roof but just a facade) and more with Parisian Restaurant (building is shorter than any previous modular and also is not as wide. They got away with it because it was so well designed and had lots and lots of very little pieces, a fabulous interior. The next two showed that Lego was really struggling - for Detective's Office one half lacks the top floor while the other half has one floor for only a bathroom, the upper floor for a very simple kitchen. Brick Bank was the tiniest of all modulars, coming in at about half the height of Town Hall. It feels seriously undersized compared to all previous modulars. Since then they have let the price rise so the modular could be more like the early ones (but not quite). I hate the new approach of having dramatic colours unlike anything you'd find in almost any city, and of having tiny side-builds. I like my modulars to look like actual buildings and think Corner Garage was the last authentic modular. How amazing Police Station would be if it was just the central building stretched to a baseplate, perhaps with the central part forward a brick. The acid tests: 1: whenever people show off their Lego City, front of centre is usually Cafe Corner, a truly awesome building. 2: whenever people come to my house they see all the modular buildings in display cabinets as they enter - the one they almost invariably comment on is Green Grocer. These two (the first and third) seem to be the most attractive of all modular buildings. I think their visual design is just fabulous. If I could do one thing for new modulars, it would be to return to the earlier concept, especially before the two studs on top 1x4 tile. I am also considering transferring all my modulars to 4x(16x16) plates. Baseplates aren't compatible with the rest of Lego, from a vertical perspective.

    I think Assembly Square stuck around for too long. Lego isn't going to do anything new with Modulars. They only release one a year. So, from that perspective if the only Lego you buy is Modulars you only buy one set a year. Lego can use this reasoning to in fact increase the price of Modulars. After all it was only $150 once a year. Now $200 once a year. Next only $250 once a year. Only $300 once a year... and so on. The Sanctum and Daily Bugle don't count as part of the official modular line, as far as Lego themselves are concerned. They are part of the Marvel line. And the same will apply to Avenger's Tower if that rumor is true. And the Ninjago Modulars fall under the Ninjago line. And the need for smaller buildings is fulfilled by Creator and Friends.

    I'm not personally concerned about three modulars being retired at once. Last year they didn't retire any modulars, so this was bound to happen. A few years ago, the Parisian Restaurant stuck around, & the Detective's Office which was a year newer retired. Also that year, the Brick Bank retired, even though it was two years newer than the Parisian Restaurant, but back then these retiring websites didn't exist, & most people never got their hands on the Brick Bank at the last moment, because it literally appeared on Black Friday, & in most cases was gone from stores at the end of the day. I got it for 30% off msrp of $169.99, within a few weeks was already selling for $300. I don't anticipate the same incremental jump for the Police Station, because of websites like this announcing well in advance, but nonetheless it should still see a noticeable jump shortly after retirement.

    I honestly don’t see Lego releasing “half” buildings for the modular sets. I think they know that their audience are going to get them no matter what… even if we have to wait a few months after the release date. I do think they’ll still aim for the $250-$300 (Cdn $) price range.

    I have always been of the mind that Assembly Square and the Bookshop are the two safest modulars to get as far as a mini city scape goes since the split aspect of the bookshop can 'bookend' the Square in a way that smoothly meshes the colors. I do think that as far as what you're saying on the modular slicing angle that they could stick to a half baseplate, but maybe increase the height to four or so floors to help them pop out more along the other, more uniform sized Modulars. Time will ultimately tell what they do, if anything.

    I do like the half building idea to make it a bit cheaper. I would have been happy just to get the bookshop on its own, if it made it more affordable. I have given up wishing for the really big sets - like Titanic etc. I just can't justify spending that much on Lego, and want to be a bit more selective with what I choose and how I spend my money. So am choosing to enjoy some of the smaller sets like the Tranquil Garden, the Star Wars Diahormas and even some of the Friends sets.

    Lego is clearing running out of original building ideas for their modular series, considering Lego's latest offering is a "Jazz Club". A few offerings still not used would be a hardware store, Chinese restaurant/take out, coffee shop, or a bike shop. Especially since they need to keep the buildings smaller to reduce cost, large buildings such as a hospital would never happen.

    Every year the rumor is that Assembly Square is about to be retired. Every year it is still on the shelves.
